Diligent Professional Management means...
Advertising, screening and selection of
superior tenants. The utmost care is taken in checking character,
employment, business and previous rental or sale references.
Preparation of all documentation,
as prescribed by law at the commencement of the tenancy, ie. fixed
term written agreements/bond lodgements/inspection reports. We aim
to provide the landlord with the maximum protection available under
the Act.
Collection of bond and rental and,
prompt follow up of any rental arrears arising including service
of Termination Notices on any tenant who is contravening his/her
Tenancy Agreement.
Preparation and electronic or postal disbursement
on a monthly basis of a financial statement showing rentals
collected and accounts paid on the landlord's behalf.
Provision of an annual financial statement.
Funds can be forwarded by cheque or paid directly to your account.
Payment of rates and taxes and standard accounts pertaining to the
property is optional.
Thorough beginning and end of tenancy inspections
to ensure the tenants leave the premises clean and in a good state
of repair.
Initial routine inspection, one month after
commencement of the tenancy, to ensure the tenant is settled
in and caring for the property.
Regular four monthly inspections of the
premises, in the Tenant's presence where possible, giving
regard to cleanliness, repairs and maintenance of buildings and
grounds. Written condition reports are forwarded to the Landlord.
Any item of concern recorded about the property's condition is promptly
followed up with the tenant.
Organisation of all necessary repairs and
maintenance in accordance with the landlord's instructions.
Payment of all accounts arising.
Maintenance of a lease register
including expiry dates and rental reviews, and liaison with the
landlord and tenant regarding reviews and extensions.
Advisory service to Landlords on
all aspects of their investment.
Liaison with the Residential Tenancies
Tribunal on all aspects of the Act, including action on your
behalf in disputes, collection and disbursement of Bond monies and
representation at hearings, should the need arise.
